A Mission Viejo Family's Water-Stained Bunkhouse, and the Floor We Found Underneath

A Mission Viejo family drove their bunkhouse trailer up for what looked like a minor ceiling stain over the back bunks. By the time we opened it, the water had already reached the floor, and the rear subfloor was soft underfoot. The rebuild went from the subfloor up, and the cosmetics came last.

What did the owners actually notice?

A faint brown ring on the rear ceiling and a spongy feel in one spot of the bunkhouse floor. Nothing dramatic, which is exactly how serious water damage usually presents.

Where had the water really gone?

It entered high, at a rear roof seam, ran down inside the back wall, and pooled in the floor under the bunks. The ceiling stain was the last place it showed, not the first place it went.

What did the rebuild involve?

• Removing the rear bunk cabinetry to reach the floor
• Cutting out the soft, delaminated subfloor section
• Drying and treating the framing before closing anything
• Laying new subfloor, then flooring, then reinstalling the bunks
• Resealing the rear roof seam that started the whole path

Why not just replace the flooring on top?

New flooring over a wet subfloor traps the moisture and rots from underneath. The soft structure has to come out, or the repair fails quietly while it looks finished.

How did it come back to the family?

Solid floor, rebuilt bunks, a sealed roof seam, and no trace of the stain. Because we fixed the source, the same corner should stay dry through the next rainy season.
